What you need to do before you get evicted here is to write innkeeper a letter giving him 30 days only to fix all things that you mention in that time or else at the end of 30 days you will file rent next to the courts. So for now pay the 3 months rent before he evicts you and next give him the 30 day notice after he give you your receipt
